Timing is Everything
When we bought our house last year, the key to the whole transaction turned out to be the timely mortgage loan commitment letter that our loan officer produced. When we started looking, we were not yet preapproved for a mortgage. We suddenly found the perfect home, and we had to move quickly. We got a preapproval in a matter of hours. Since we submitted the first offer, and since all of our paperwork was in order from the start, our offer was countered immediately, and the house went to us, despite the fact that other parties offered higher dollar amounts a few days later. The timing truly was everything!
